Sustainable Design for
Eco-minded Tenants & Employees

WOODIN is an exciting new mass timber office building planned for the suburban Waterloo office market. This three-storey multi-tenant office development will meet modern commercial office standards while pushing the limits of wood construction.

Featuring high ceilings, open floor plates, and expansive glazing, this mass timber office building aims to deliver the aesthetic qualities desired by Class A office tenants using innovative wood products and systems. Laminated timber beams and columns and long span cross-laminated timber floors will work together to achieve optimal efficiency, flexibility, and beauty. This mass timber building will also incorporate a multi-storey living wall biofilter system that will clean the air naturally and bring nature indoors.

This project has received support and funding from Natural Resource Canada’s Green Construction through Wood Program.

Why Mass Timber?

Safe & Strong

Wood buildings meet and in some cases, exceed, the safety requirements of the building code. Mass timber also performs well in fire. The large, solid compressed masses of wood are actually difficult to ignite.

Faster Build

Building with wood is efficient, often completed faster than other systems, and can be done year-round in almost any climate. It is readily available and tends to be delivered faster than other materials.

Biophilic Benefits

Research confirms that being exposed to natural materials can have positive biophilic effects giving us a sense of well-being. The exposed wood is warmer than other materials and more aesthetically pleasing.

Sustainable

Wood is a natural, renewable, and sustainable material, with a lighter carbon footprint than steel or concrete. Wood is also the only renewable building material that is harvested from responsibly managed forests.

Features Everyone Can Enjoy

Patio/BBQ Area

An outdoor area for gatherings, celebrations or just enjoying a quick break or lunch outside.

EV Charging Stations

EV charging stations not only have positive environmental impact, but can also help recruit and retain employees

On-site Parking

Plenty of free on-site parking with approximately 140 spaces for employees and visitors

Heated Bike Storage

Dedicated bike storage provides employees with a workplace that suits all types of commuters

Maximizing wood use in both residential and commercial construction could remove an estimated 21 million tons of C02 from the atmosphere annually – equal to taking 4.4 million cars off the road.

Wood for Good

In a region renowned for innovation and technology, the WOODIN building becomes a testing ground for low-rise wood construction in Canada, and joins other projects that use wood products as a powerful tool to mitigate global climate change.

Nature Indoors and Out

Living walls deliver a number of unique and significant benefits. They include improved air quality and work environments and increased energy efficiency. A living wall combines science and art to deliver clean air in an aesthetically pleasing and sustainable manner.

Built for All

Heated bike storage, open common areas, separate kitchens/lunchrooms, an outdoor BBQ area and a shared boardroom will keep your leasehold improvement expenditures to a minimum, and provide employees with a workplace that is aligned with their needs.
